Las Flores II is 185 total 1 & 2 bedroom condominiums.
Buildings are two stories with 8 or 9 units per buildings. Los
Flores II has a main pool & spa with a cabana, and 2 more spas
within the complex. Streets are Mirlo, Pico Flor, Picazo,
Gavilan, Gaviota & Andarrios. One main entrance off RSM parkway
and the second entrance off Alma Aldea. Completed in 1987 in 5
phases.
This next set of pictures is from a project I helped to build
in RSM between 1987 & 1988 for John Laing Homes.
As a superintendent, you are the developer’s field
representative. Your “job” or mission is to schedule, direct and
co-ordinate all phases on construction. All ‘on-site’
construction refers to the buildings people live in and
purchase, and the ‘off-site’ construction refers to all
construction that is not ‘on-site’, streets, sewer, storm
drains, curb & gutter, sidewalks, underground utilities, pools,
spas, landscaping, cabana, carports, etc.
We worked with a schedule of 111 days from digging the trench
for the footings, to homeowner walk through. (The schedule did
not count weekends or holidays, and extra time was given for
wind days or rain days).
The duty was to schedule the contractors for various trades,
walk with inspectors to obtain clearances to proceed to next
process in constructing the entire project. The goal was to
obtain a building final and certificate of occupancy within the
schedule allotted with the least amount of mistakes.
